29 matching homes pass the safety gate but have fewer than 5 matched peers, so they are not ranked.

How the ranking works

Safety gate. A home can rank only if all four indices (Personal, Auto, Property, Neighborhood) are Low or Medium, meaning below 2. Lower index is better.

Value index. Rank is relative safety per dollar, not the lowest price and not the absolute safest address. 100 is the constructed matched-peer price and risk benchmark; higher is better value. Value = 100 ÷ (relative price × relative risk). Relative price compares asking price with the peer median; relative risk is the equal-weight geometric mean of the four home-to-peer category-index ratios.

Peers. Same ownership type, exact bedrooms, bathrooms within 0.5, living area within 20%, and at least 5 peers. Your filters change what is shown, never the benchmarks.

Individual units, not whole buildings. Condos & attached homes includes condos, townhomes, TICs and co-ops when supported source data is available. We never compare a co-op or TIC with condo ownership solely because they share this category.

Evidence requirements. Rankings use stored incidents from this city's source near each home. At least 20 nearby records within the past year and at least 90% of nearby records with usable hours are required. Data up to one year old is accepted; older or missing evidence never becomes a low-risk score. Cities without qualifying rankings are not offered in the city selector. Cities are ranked separately, not against each other.

What it is not. Indices describe nearby reported activity, not victimization probabilities or measured units of safety. The equal category weighting and price–risk tradeoff are analytical assumptions, not a calibrated exchange rate between money and danger.

Costs and differences. Value uses asking price, not total ownership cost. Reported HOA dues are shown but not included in the denominator; missing dues are unknown, not zero. Condition, parking, views, lot size and building security are not controlled. Ownership labels follow the source and reviewed evidence, not a title opinion.

Home safety value rankings: common questions

How do Crew’s home safety rankings work?

Browse the published city inventory and compare home safety value using activity indices and supplied listing prices. Filter the available homes, then open an address check for more local context.

Can I check a home I found somewhere else?

Yes. Enter the address in the neighborhood safety check, or compare up to three homes in a property safety report.

Where can I see the ranking evidence?

Review the ranking edition’s source information, evidence dates and methodology alongside the homes. Open an individual address check to explore its available local evidence.
